Core Commercial

Core Commercial Limited was set up in 1996 and markets factories, warehouses and development opportunities totalling about 2 million square feet across Kent and into Sussex, Surrey and South-east London. 

We provide clients, be they occupiers, investors or developers, with a comprehensive property consultancy service to maximise the value of their property assets. 

Whilst a large part of the service involves commercial agency, we also advise on releasing development potential, valuations, rent reviews, planning reports and other professional work.

The Charter

We expect honesty and transparency in our dealings with staff, directors and clients. 

We expect diligence and commitment to the firm and encourage working as a team.  

We do not anticipate paying commission to individuals as that can be counter to the team spirit. There will be regular salary reviews. If an employee is instrumental in introducing, managing and concluding a spectacular deal in addition to their normal workload, we would expect to pay in recognition, upon completion, an appropriate ex gratia payment. 

It is anticipated that the shareholding will be increased by 10% each year and the directors will allocate these additional shares to existing and new directors as deserved. This is to reward effort and contribution to the business and ensure that the equity is re-distributed.  

We currently have two directors David Marriott BSc FRICS  and Neil Mason BSc and are looking to expand the business with a view to making it sustainable in the long term  by adding critical mass either by way of taking on additional staff or merger. 

The directors currently take out a low basic salary and share out profits above at the end of the year. If there are some very good months during the year a percentage of the profit share can be paid in advance provided that there is adequate buffer for any downturns to cover 3 months’ salary and tax. 

Directors will provide their own cars and be paid for all petrol used in connection with the business. 

The company will provide a daily sandwich lunch. 

We normally take up to 4 weeks holiday plus Christmas close down between Christmas and New Year.  It is anticipated that David will take an unpaid sabbatical holiday during 2018  over and above the normal 4 weeks leave.

New staff will be appointed on a 6 month probationary period with performance management reviews after this time. 

The company does provides the basic Government NEST pension. We do not provide private healthcare. Normal working hours are 9:00 to 17:30 although staff may occasionally be required to work outside these hours. Flexitime or part time appointments will be considered. 

It is hoped that directors will not take holiday at the same time. 

All IT equipment to be provided, including desktop PC, smart phone and car hands free kit. 

We expect staff to dress in smart office wear. Conduct and appearance are an important aspect of our professional image.

The company currently has neither bank borrowings nor overdraft facility.  
  
We operate a no smoking policy in the office. 

Presentation is critical in our business and therefore any communication with client or occupiers should be correctly spelt and grammar checked. This also extends to messages from mobile phones. 

The details both online and in hard copy should be of the highest level. 

We take a relaxed approach to private phone calls provided it does not distract from the office work in hand. Social media, other than that specifically related to the business, is expected to be conducted out of office hours.
